The tiny house bathroom: what fits, what to skip, and what fails.

A wet room is not automatically the answer

Tanking the whole room sounds efficient and adds a waterproofing layer that has to survive road transport and a building that flexes. A one-piece moulded tray with an upstand does not care about either, and it is the detail that leaks least in practice.

If you do want a wet room, insist on seeing how the membrane turns up the walls and how the linear drain is fixed to the floor cassette. Those two details are the whole job.

Size the shower for the person, not the plan

A 700 by 700 tray fits the drawing and not an adult. 800 by 800 is the point where a shower stops being a compromise, and 900 by 800 is noticeably better again. In a compact plan those extra centimetres come out of the corridor, which you use for four seconds a day.

Head height matters as much as footprint. Under a loft, check the clear height at the shower head before you accept the layout — a 1.9m ceiling over a tray is unusable for a tall person.

Extraction is what keeps the room alive

A compact bathroom with no dedicated extract puts every shower's worth of vapour into the rest of the house. A balanced ventilation system with an extract valve in the bathroom handles it; a humidity-triggered fan is the minimum if there is no MVHR.

Run the fan on an overrun timer and leave a gap under the door for make-up air. A sealed bathroom with a strong fan and no inlet simply does not move air.

Toilets: flush, macerating or composting

A standard flush toilet needs a gravity fall to the outlet, which the floor build-up may not allow. A macerator solves that and adds a pump that will eventually need service. A composting toilet removes the black water question entirely and adds a routine the user has to keep.

None of the three removes the grey water from the shower and basin. That is the discharge the authority actually asks about, so settle it before choosing the toilet.

Hot water is a capacity question

An instantaneous electric heater is compact and draws a lot of current at the moment of use, which matters on a limited supply or off-grid. A small cylinder spreads the load and gives you a genuine second shower.

Whichever you pick, insulate the run and keep it short. In a small house the wait for hot water is the difference between a good shower and a resented one.

800 by 800 with full head height. Smaller fits the drawing but not comfortable use, and the space usually comes out of a corridor you barely stand in.

The MVHR should have an extract valve in the bathroom, sized for it. If it does not, add a humidity-triggered fan with an overrun.

It solves black water only. Shower and basin still produce grey water that needs an approved discharge, and that is what the authority assesses.

Responsible: the lower building authority of the district or independent city.

Governing plan: the Bebauungsplan, or an assessment under §34 or §35 BauGB where there is none.

Permanent living is possible where the plot lies within a built-up area or a Bebauungsplan permits residential use and the project is approved. In the outer area under §35 BauGB, living is privileged only in narrowly defined cases — the most common reason German projects fail.

Responsible: the municipality, through the Omgevingsloket.

Governing plan: the municipal omgevingsplan under the Environment and Planning Act.

Permanent living requires a residential function in the omgevingsplan. Many attractive sites are designated for recreation, where permanent residence is not allowed — even where it happens in practice.

Denmark

Responsible: the kommune.

Governing plan: the lokalplan together with the zone status (byzone, sommerhusområde or landzone).

Permanent living requires a site in byzone or an equivalent designation. In sommerhusområder year-round residence is restricted in principle, and exceptions are tied to personal conditions.

Luxembourg

Responsible: the commune.

Governing plan: the plan d'aménagement général (PAG) and the associated plan d'aménagement particulier (PAP).

Permanent living is possible where the PAG zone permits residential use and the autorisation de construire is granted. Because municipalities are small, practice differs noticeably from place to place.

Switzerland

Responsible: the municipality together with the canton.

Governing plan: the municipal land-use plan and the zoning ordinance.

Permanent living is possible inside the building zone where the zone permits residential use and the Baubewilligung is granted. Outside the building zone, living is admissible only in narrowly defined exceptions — the most common reason Swiss projects fail.

Checklist

Five points before ordering.

  • A written answer from the responsible authority on admissibility at the specific plot — verbal assurances do not carry a project.
  • Access and unloading point, with photographs and dimensions. In practice the last hundred metres cause more trouble than the long haul.
  • Servicing: the distance to power, drinking water and sewer. That distance sets one of the largest secondary items.
  • Type of use and number of people. Permanent living, holidays and letting lead to different specifications of the same model.
  • Budget range including foundation, connections, unloading, planning, fees and insurance — not just the ex-works price.
