Thermally modified wood is the low-maintenance timber

Heat treatment removes the sugars that fungi feed on and reduces movement, which is why thermowood stays flat and rot-resistant without preservative. Left alone it silvers to a soft grey. That is weathering, not decay, and it does not shorten the life of the board.

If you want to hold the original honey colour you are back to a UV oil every two to three years, and on a two-storey elevation that is a day's work each time. Decide which you want before you order, because the detailing is the same either way.

Larch and cedar behave differently

Siberian larch is dense, cheap relative to cedar and durable untreated, but it moves more and it bleeds tannin onto anything pale beneath it. Western red cedar is dimensionally calmer and lighter to handle, and costs roughly twice as much.

Both silver. Both need the same ventilated cavity and the same clearance from the ground. Neither survives being fixed tight against a membrane with no air behind it.

Fibre cement and metal remove the ladder

A fibre cement board or a standing-seam metal skin needs washing and nothing else. On a rental unit that nobody visits between guests, that is a genuine operating saving, and both handle coastal salt better than timber.

The trade is appearance and repair. A dented metal panel is replaced, not sanded, and fibre cement cut edges have to be sealed on site or they wick. Neither is difficult; both are unforgiving of a rushed installer.

The detail matters more than the material

Every cladding fails at the same four places: the bottom edge, the window heads, the corner joints and wherever a pipe passes through. A ventilated cavity, a drip at the base and a properly formed head flashing are what decide whether the facade lasts.

Ask to see those four details on a drawing before production. A supplier who cannot produce them is a supplier who is improvising them on site.

Match the finish to the climate

Coastal Denmark and the Dutch coast add salt and constant wind; the Swiss and Austrian altitudes add UV and snow load sitting against the base. Both shorten the interval between treatments on an oiled finish and both favour a material that tolerates neglect.

If the house will be let rather than lived in, weight that heavily. The maintenance you will actually do is the maintenance that fits into a changeover day.

Yes — it is the one part of the envelope that is genuinely replaceable. The cavity and the fixing battens behind it are not, so get those right first.

The same question is answered differently in Copenhagen than in Zurich. These five points belong in every project check, whatever detail you are researching right now.

Germany

Responsible: the lower building authority of the district or independent city.

Governing plan: the Bebauungsplan, or an assessment under §34 or §35 BauGB where there is none.

Permanent living is possible where the plot lies within a built-up area or a Bebauungsplan permits residential use and the project is approved. In the outer area under §35 BauGB, living is privileged only in narrowly defined cases — the most common reason German projects fail.

Responsible: the municipality, through the Omgevingsloket.

Governing plan: the municipal omgevingsplan under the Environment and Planning Act.

Permanent living requires a residential function in the omgevingsplan. Many attractive sites are designated for recreation, where permanent residence is not allowed — even where it happens in practice.

Responsible: the kommune.

Governing plan: the lokalplan together with the zone status (byzone, sommerhusområde or landzone).

Permanent living requires a site in byzone or an equivalent designation. In sommerhusområder year-round residence is restricted in principle, and exceptions are tied to personal conditions.

Luxembourg

Responsible: the commune.

Governing plan: the plan d'aménagement général (PAG) and the associated plan d'aménagement particulier (PAP).

Permanent living is possible where the PAG zone permits residential use and the autorisation de construire is granted. Because municipalities are small, practice differs noticeably from place to place.

Switzerland

Responsible: the municipality together with the canton.

Governing plan: the municipal land-use plan and the zoning ordinance.

Permanent living is possible inside the building zone where the zone permits residential use and the Baubewilligung is granted. Outside the building zone, living is admissible only in narrowly defined exceptions — the most common reason Swiss projects fail.

Five points before ordering.

  • A written answer from the responsible authority on admissibility at the specific plot — verbal assurances do not carry a project.
  • Access and unloading point, with photographs and dimensions. In practice the last hundred metres cause more trouble than the long haul.
  • Servicing: the distance to power, drinking water and sewer. That distance sets one of the largest secondary items.
  • Type of use and number of people. Permanent living, holidays and letting lead to different specifications of the same model.
  • Budget range including foundation, connections, unloading, planning, fees and insurance — not just the ex-works price.
