Tiny house in the Bavarian Alps and Chiemgau
Between Garmisch and Berchtesgaden lie the highest sites a tiny house can have in Germany, and some of the strictest local design statutes. Mountain, lake and a winter that lasts half a year on one side; hotels adding rooms outdoors and municipalities deciding on land on the other.
In the Alps and the Chiemgau units are planned for Alpine snow load, slopes and year-round operation and chosen to the design rules of the place — roof form, facade, colour. What is permitted on lakeshores and in protected landscapes is for the operator to settle with the authority. The town pages lie in Bavaria; the state page names the official source.
Alpine snow load and slope
The snow-load zones of Alpine sites demand more of a roof than anywhere else in the country, and the verification belongs to the project documents per site. Then the slope: placement on supports with height compensation, terracing where needed, access with hairpins and gradient, crane position. What applies in the Black Forest applies here with larger numbers.
Local design: roof, facade, colour
Many Alpine municipalities have design statutes that set roof pitch, roof covering, facade material and colour — and they apply to a unit on supports as much as to a house. Which of the three facade variants and which roof form is permitted is therefore settled before the model. For hotels adding a room in the garden this is the first step.
Lakeshores and protected areas
Tegernsee, Chiemsee, Königssee: land on the shore often lies in protected landscapes or shore-protection zones, and whether a unit may stand there is a question for the authority, not the manufacturer. We supply the technical information on the house for that clarification; the operator page for municipalities describes which documents an administration needs.
What applies under planning law is on the state page, with the official source:
