What can change, what is included, what applies afterwards.

Before production, a great deal: window positions, partitions, the loft, kitchen and bathroom arrangement, service runs. After production, practically none of it, because structure, insulation build-up and services are then fixed. What remains changeable is finishes, loose furniture and appliances.

What is included is listed as line items in the quotation — as is what is explicitly excluded. Those two lists matter more than the starting price, because they usually explain the entire difference between two offers.

Yes — it is one of the four secondary capabilities alongside modular buildings, steel structures and bungalows. In a compact house it is the decisive lever for storage: built-ins under the bed, in the stair treads and at full wall height deliver the volume that loose furniture would cost in floor area.

Yes. Letting has different criteria from own use: hard-wearing surfaces, quiet appliances, hot-water capacity for consecutive guests, and a fit-out that can be cleaned within a changeover. Those requirements are recorded before specification.

Duration, scope, exclusions and the countries covered are set out in the written warranty terms attached to the contract. We quote no number of years here while that document is not part of your quotation — a warranty without its text is not a commitment.

For appliances, the manufacturers' own service routes in the destination country apply. For the house and the built-ins, the route is named in the contract: report, assessment, spare part or visit. Because MODUNERA delivers from Türkiye, that arrangement belongs explicitly in the documents rather than in conversation.

The house comes with a handover file containing appliance documentation, maintenance intervals and the list of installed components. That list matters more in practice than the manual: it lets you find a spare part in five years without having to ask the manufacturer.

With a record and photographs on the day of arrival, checked against the packing list. What is recorded on the day is a point; what appears a week later is a discussion. Photograph the exterior and the underside of the chassis as well.
