When a figure becomes binding.

It refers to the base specification of that model ex works, without delivery, foundation, connections and site works. Which equipment it contains, and from when the price applies, is stated in the quotation; the figure on the website is budget orientation.

The tax treatment depends on the destination country, the delivery route and whether the purchase is private or commercial. It is stated explicitly in the quotation. On import into the EU, import VAT arises; commercial buyers can normally recover it, private buyers cannot.

Transport, customs and tax, foundation, connections, crane, fees, insurance and a contingency. On a well-serviced plot these stay modest; on a remote one they can approach the price of the unit. That is why the utility connection is quoted before the model is chosen.

In instalments tied to production milestones rather than to calendar dates. Which instalment falls due at which stage is set out in the contract; sensibly, one instalment remains open until after the acceptance inspection on arrival.

With the written order confirmation, in which the specification, delivery mode and validity period are named. A price without a line-item list and without a date is information, not a commitment.

As a variation with a material, labour and programme consequence, confirmed in writing before it is carried out. The later in the sequence, the more expensive: a window position is a drawing change before the frame is built and a demolition afterwards.

The factory check before loading and the acceptance inspection on arrival, both recorded. Final payment should be tied to the second — that is the moment at which you actually see the house.

Both belong in the contract: who provides the transport insurance, how damage is reported and documented, and what follows from a delay. Photograph the condition on arrival in full — that is the evidence any later settlement rests on.
